Kim Quy Island begins construction of inland waterway port – a launchpad for the infrastructure acceleration phase

The People’s Committee of Bien Hoa City has officially approved the construction parameters for an inland waterway port in Bien Hoa Ward (formerly Tan Van Ward), Dong Nai Province – located within the premises of the Kim Quy Island project, developed by Saigon Thuong Tin Real Estate Joint Stock Company (TTC Land,  stock code SCR).

The construction permit for the port not only ensures the progress of key components of the project, but also signals a positive boost for the infrastructure acceleration phase, seizing the potential of the “riverfront island city” right in the heart of Bien Hoa City.

Promoting waterway transport expansion and regional connectivity

According to the document from the Bien Hoa City People’s Committee, the temporary inland waterway port (Port No. 3) will be located on the right bank of the Dong Nai River (from Km34+983 to Km35+043), within the project’s boundaries. The port will feature a floating buoy system connected to a gangway over 50 meters long, capable of receiving vessels with a capacity of 10 to 30 passengers. This will help optimize waterway transport, reduce road congestion, and connect the Kim Quy Island waterway tourism route to the city center.

Kim Quy Island – planned as an “island city” combining resort and commerce

Covering nearly 50 hectares, Kim Quy Island is located on Tan Van Islet, adjacent to the Dong Nai River, and conveniently connected to Bien Hoa City center via Vo Thi Sau Street and other key arterial roads. The project is planned as a self-contained eco-urban area featuring shophouses, villas, resort facilities, a shopping mall, a marina, schools, and parks.

In March 2025, the Dong Nai Provincial People’s Committee approved an adjustment to the investment policy, extending the project’s implementation timeline to 2027. This creates a foundation for the developer to accelerate construction and attract resources for infrastructure and internal amenities development.

Recently, Kim Quy Island was also granted a construction permit for a shopping mall (supermarket) within the project area. This marks the beginning of the strategy to complete the utility system serving residents and tourists, while enhancing the commercial value and real estate potential of the area. Designed as a modern complex integrating a supermarket and dining–entertainment services, the shopping mall is expected to attract shoppers from within the project and surrounding areas, creating an economic boost for the island and the eastern part of Bien Hoa City.

A new impulse for the riverside real estate market

The fact that Kim Quy Island has consecutively received permits for infrastructure components—from the shopping mall to the inland waterway port—is seen as a positive sign amid a market seeking projects with clear legal status, tangible progress, and long-term growth prospects.

With its prime location as an “isolated island” surrounded by the refreshing Dong Nai River, flexible connectivity via road and waterway, nature-oriented living environment, and integrated master plan, Kim Quy Island is steadily becoming a new focal point for investors, end-users, and eco-tourism development partners.

In the future, once the Kim Quy Yacht marina officially goes into operation, the project will gain a competitive advantage over other riverside developments—especially as demand for eco-resort real estate continues to rise. At the same time, the project will promote green tourism and sustainability trends by offering eco-friendly yacht tours with lower emissions compared to road transport. By leveraging Dong Nai’s existing waterways instead of building new land routes, the project preserves natural landscapes and helps protect the local ecosystem. This will enhance the long-term commercial and tourism value of both the project and the entire area, while creating a new iconic landmark that elevates Dong Nai’s image on the riverside tourism map.
