The trading session on August 14, 2025, witnessed a strong surge in shares of Saigon Thuong Tin Real Estate Joint Stock Company – TTC Land (ticker: SCR), which for the first time this year reached VND 10,000 and closed at VND 10,400.
The VN-Index rallied sharply, rising 1.81% to 1,640.69 points, breaking through a key psychological resistance level with gains spreading across the board. Market liquidity reached VND 58.4 trillion – the highest in weeks – reflecting optimistic sentiment, despite net foreign selling of over VND 2.4 trillion. Capital flowed into banking and real estate stocks, favoring those with strong fundamentals. Among them, SCR led the real estate group with a 5.05% gain to VND 10,400/share, hitting a 52-week high, up 84.4% year-to-date and 25.85% in the past month. Impressive six-month profit of VND 50.69 billion, equivalent to 101.4% of the full-year target, showcased strong momentum.
This marks the first double-digit price after a long period of trading in the low range, at times even below VND 5,000/share. The development took place amid an upbeat overall market.
Low policy and deposit interest rates, combined with loosened credit for feasible projects—especially in real estate—have reduced capital cost pressures and encouraged capital to shift from savings to equities. Given its financial leverage and strategic land bank, TTC Land has benefited doubly from this trend, reinforcing investor expectations of improved profit margins in the coming quarters.
However, SCR’s upward momentum is not solely due to market conditions. In the first half of 2025, TTC Land demonstrated strong project execution capability and expanded international cooperation through a series of key milestones. In May, the company topped out and handed over the commercial podium of the TTC Plaza Da Nang project to AeonMall Vietnam, while also signing a hotel management agreement for the TUI SUNEO Hotel at the same project with TUI Hotels & Resorts – a global travel brand. At the same time, TTC Land unveiled the “Kim Quy Island” brand, a large-scale resort and entertainment island project expected to become a strategic long-term highlight. Notably, the Q2 2025 financial report showed revenue soaring fivefold year-on-year, with profit exceeding the full-year target in just six months, reflecting strong sales and project exploitation efficiency.
SCR’s return to growth is an early indicator that investors are betting on the recovery of the entire sector. This breakout reflects a combination of three factors: cheap capital, a warming real estate market, and TTC Land’s readiness to ride a new growth wave.
The combination of a favorable macro backdrop and positive business performance has made SCR the focal point of market capital flows in recent sessions. Nevertheless, the VND 10,000/share milestone is only the beginning. To sustain long-term growth momentum, TTC Land will still need to continue managing financial risks, ensuring project progress and quality, and seizing opportunities from the real estate sector’s recovery cycle.
